A Critical Home Repair includes most indoor or outdoor home repairs that mitigates a health and/or safety issue.

Please review the following important information before proceeding with your application.

he Critical Home Repair Program offers qualified applicants zero percent (0%) interest loans. Dependng on fund availability, qualified applicants may also be eligible for a grant.

Payment ters will be tailored to the applicant's ability to pay, which may include deferred payments due upon the sale or transfer of the property.

For loans of $5,000 or more, a recorded lien will be placed on the property being repaired and will be released upon full repayment of loan.

Please note that applicants are considered imcomplete, and no determination can be made until all required documents and contractor estimates are received in our office.

This program aims to assist homeowners with critical repairs and accessibility issues for aging in place. Habitat is considered the lender of last resort; therefore, you may need to provide denial letters from other lending institutions.

Make sure to complete this form in its entirety. After submitting your application, you will receive an email with a list of required documents.

Applicants will be approved based on income guidelines, the scope of work, fund availability, and any additional guidelines or policies set by our funding partners. We will process applications on a first-come, first-served basis to the best of our ability.

PROGRAM DESCRIPTION

Dear Homeowner,

Thank you for your interest in our Critical Home Repair Program. A Critical Home Repair includes most indoor or outdoor home repairs that mitigates a health and/or safety issue. Other programs may be available and are dependent on grant funding.

PLEASE READ THIS LETTER IN ITS ENTIRETY!

Programs are designed to help homeowners with critical home repair/s and/or accessibility issues. Habitat is the lender of last resort. As such you may be required to provide letters of denial from other lending institutions. If you are approved by a conventional lending institution for a home improvement loan but the interest rate and/or terms of the agreement are excessive, you may qualify. If eligible, we will do our best to match you with the critical home program/s that best meets your needs.

Eligibility and required documents vary by program.

If the cost of repairs exceeds lending limits every attempt to partner with other agencies will be made.

Repairs costing more than $5,000 require a lien against the property as collateral. ALL Grant programs require a lien. Length of lien is dependent on program requirements. Payment terms very per program and applicant’s ability to pay.

NOTE: You may be eligible for a grant, BUT if you qualify please note that the probability that all or a portion of the project costs will have to be paid back in monthly installments. Monthly payments are based on the total cost of the project, and applicable fees. Terms will be discussed after eligibility is established.

NOTE: It is the applicant’s responsibility to contact contractors to secure bids. Contractors MUST be licensed, insured and in good standing with the State of Maryland. An application is not considered complete until ALL required documents AND contractor bids are provided.


REQUIRED DOCUMENTS

NOTE! We make every attempt to match each client with the program that will best suit their individual situation. However, most programs including Habitat for Humanity of Wicomico program’s require a repayment and a lien against the property being repaired for loans over $5,000. Please bring the following documents with you to your appointment:

A COPY OF THIS LIST CAN BE DOWNLOADED AT THE END OF THIS APPLICATION.
Copies will be made at no charge and the original documents returned.

  1. Permanent Resident Card (Green Card), if applicable
  2. Social security card
  3. Current Driver’s License for both applicants. If providing these documents, they must be in color.
  4. Proof of homeownership – Copy of each; most recent mortgage statement, property tax statements, and copy of Deed.
  5. Proof of homeowner’s insurance. if you don't have a copy, call your agent and have them email your proof of homeowner's insurance to blondine@wicomicohabitat.org
  6. Copy of flood insurance document, if applicable.
  7. Last two (2) years tax returns or W-2 forms for BOTH applicant and co-applicant and any household member over 18.
  8. Last two (2) years Social Security 1099 statements for applicants receiving social security and/or SSI.
  9. Last four (4) consecutive pay stubs for Applicant, Co-Applicant, and any household member over 18.
  10. Last two (2) months of bank statements for each applicant. Must include ALL pages even if blank.
  11. Documents showing the amounts ordered for each household member who receives:   __Alimony __Child Support (if used as a source of income on your application)
  12. Documents showing proof of monthly amounts received for the following:  __AFDC/TANF __Food Stamps
  13. Proof of any other income
  14. Non-refundable credit report fee of $90.00 per applicant.  NOTE: Check or money order only, cash will not be accepted.

A copy of this list will be sent to the email you listed after you submit your application.


Credit Report Fee and Privacy Statement

Please note: It is the responsibility of the applicant to secure contractor proposals/estimates. ONLY licensed and insured contractors are allowed to bid and complete any work.
